Common questions

How is stamp duty calculated in Australia?+

Each state and territory sets its own tiered transfer-duty scale on the property value — a base amount plus a marginal rate on the value inside each band. First-home concessions and grants vary by state, owner-occupier status and price, so there is no single national rate.

Which state has the cheapest stamp duty?+

On a $750,000 established home for a buyer who isn't a first-home buyer, duty is lowest in ACT at about $19,208 and highest in VIC at about $40,070. Compare the full table above for your price.

Do first home buyers pay stamp duty?+

Eligible first-home buyers pay reduced or nil transfer duty in most states, up to a price threshold that phases out. Tick the first-home-buyer box in the calculator, then confirm the current rules with your state revenue office.

When do you pay stamp duty?+

Transfer duty is generally due within a set window after settlement, and your conveyancer or solicitor arranges payment to the state revenue office. Budget for it upfront, alongside your deposit and other buying costs.
